We own a number of properties in Riga and elsewhere ourselves and know exactly what we want from a management company and we know how some of these companies operate. As anywhere there are good, bad, expensive and worse - bad and expensive!
Unless you live in Riga you will find it impossible to manage your investment property yourself.
What is your property for? Is it not purely, an investment, one whose potential you would like to maximise?
That means having it taken care of with the minimum of fuss, maximum of care & expertise and at a realistic cost. We should add too with the maximum of transparency so you always know the situation with your investment.
When we take on your property we will:
advertise your property widely (on the internet, in printed publications and other 'agencies') carry out viewings find suitable tenants draw up a legal rental agreement and sign on your behalf draw up and agree an inventory take and agree all utilities meter readings & service charges & liase with all concerned take a security deposit to cover for damage or unpaid bills arrange for the tenant to pay the rent directly into your Latvian bank account, in
this way you know the true rental being paid by your tenant
be the first point of contact for the tenant should any problems arise - 24/7 inspect the property when the tenant leaves and agree the cost of any necessary work agree with the outgoing tenant their utility/service charges and ensure all bills are paid ensure the property is ready for viewing and future tenants look after your investment as you would yourself
You have no 'upfront' charges to pay and there is no exclusive contract to sign with us.
We charge the first months' rental to find and install the tenant (your new tenant pays this direct to us).
If they leave within 12 months - we replace them at no extra charge to you.
You pay us a 10% commission on the monthly rental. If you are not happy with our service, you can withold this payment until we resolve any issue!
Should your tenant report any repairs to be necessary or we discover this to be the case, we will discuss with you the options before going ahead with any work. When work is found to be necessary, we will always offer the most cost effective option. We believe in 'Quality at Minimum Cost for Maximum Rental'
If you have more than five units in one building or own an apartment building, we will be happy to discuss a suitable management package.
If you have property or land outside of Riga either inherited or bought as an investment, we can offer advice on the possible options.
